
ASSOCIATION/PROPERTY
MANAGEMENT
• Conduct ongoing common area property inspections
• Identify areas of risk, advise, & mitigate
• Review, implement, and manage vendor performance and contract/insurance compliance
• Verify and track vendor licensing
• Provide 24/7 emergency response service
• Maintain communication with association members and boards
• Enforce the association’s CC&Rs and project Rules
• Perform Construction & Project Management (optional available
service)
FINANCIAL
MANAGEMENT
• Provide accurate, comprehensive, and timely accounting (collection and assessment invoicing)
• Generate complete quarterly financial report packages (budget vs. actual variance analysis, profit & loss statement, general ledger, balance sheet, bank statements & reconciliations)
• Prepare Operating & Capital Reserve Budgets
• Track and pay association property taxes
• Interface with legal and financial counsel as needed
• Secure, review, and negotiate vendor bids
NON-PROFIT CORPORATION
MANAGEMENT
• Provide operational input and/or assist in amending all governing documents for maximum efficiency and cost containment
• Bind applicable association insurance policies (GL, Property, D&O, Fidelity, Worker’s Comp)
• Comply with all Corporate & State Statutes.
• Schedule, lead, and document the annual and special member and board meetings
• Coordinate the preparation & filing of the annual tax return, filing and tax payments (if any)
